Gray Civil provides design services for many of Austin’s largest residential developments, including more than 15 projects with at least 1,000 single family lots. Services for single family, multi-family, BTR and custom home residential projects range from overall drainage studies, subdivision design, water quality and detention ponds, major roadways, amenity centers, and mass grading analysis. Gray Civil values the importance of cohesive and thoughtful planning to ensure seamless transition through multi-phase projects.  

Frequently located in areas that feature both challenging topography and environmentally sensitive characteristics, land development projects require a unique perspective on the interplay between cost-effective design and the preservation of the land’s natural character. The nature of these sites, and the end product desired by homebuyers, also require an understanding of the home-building process itself, as well as ongoing coordination with builders and eventual buyers throughout the design process.

Gray Civil provides planning and design services for many Central Texas industrial, retail, office, and public building developments. Gray Civil coordinates with multiple disciplines in order to achieve a cohesive plan and design that aligns with developer expectations. Through decades of experience, Gray Civil is able to guide the development process, not only with the developer consultants, but also multiple jurisdictions that require approvals in Central Texas.

Entitlements

Gray Civil provides feasibility and entitlement services for projects throughout Central Texas ranging from mixed use projects to master planned communities.  Gray’s diverse range of services for these projects includes land planning, utility evaluation requests, cost estimates, development agreements, Municipal Utility District (MUD) creations, Planned Unit Developments (PUDs), annexation and zoning.
