Element + Aloft Austin Round Rock | Propel Development, LLC
Gray Civil designed the site plan for a significant 5 acre hotel development in Round Rock, Texas featuring two modern properties: Aloft and Element. The development was designed to emphasize curb appeal, preserve the neighborhood's integrity, and seamlessly integrate with the community while enhancing Round Rock’s tourism and hospitality landscape.
Gray Civil completed design and permitting with the City of Round Rock in accordance with Warner Ranch PUD requirements. The Project was specifically nestled between the active residential center, requiring challenging design for accessibility, utilities, and height restrictions. In working in close proximity with the contractor, Gray Civil was able to plan areas for accessibility between the two hotels allowing for a cohesive flow between the pool areas via switchback ramps. This also allowed for the buildings to be staggered in height to allow for an efficient use of the existing land, reducing costs for modifying the topography.
In order to provide separate interests in water utility billing, the two hotels each have their own water meter, requiring coordination and approval for onsite water easements with the City of Round Rock. Gray Civil was able to adequately prove, through a regional study, that the hotel development created no adverse impact to downstream infrastructure, which allowed the site to be constructed without detention facilities.
